Got a weird problem with a guitar

Hi I have a student's guitar I am trying to help fix (its a cheap $40 second hand practice guitar but theres still no reason for it to do this)

for some strange reason the 11th fret and the 12th fret is exactly the same note

everything else is fine.

i filled down the fret nut ( is that what its called ?lol) between the 11th and 12th fret thinking that that might do the trick, it didnt change anything and i dont wanna keep doing it in case that is not it.

any ideas ? this is weird

Edited :
I just put the capo on 2nd and now the same note is in the same spot 9th and 10th...so now i am pretty sure its something to with just that fret nutt.

thanks in advance

Could be that the 11th fret is so low that the string touches the 12th fret when playing the 11th fret.

What is a fret nut???? It sounds a bit to nutty to me..... Maybe you just need another (and better) guitar, Florian. (personal joke, Florian knows))

Good point , from 12 tho 13 is fine and from 10 to 11 is fine is just from 11 to 12 that it sucks

dont taunt me i am fustrated enough atm i am giving lessons to beginner students who are playing $ 6000 guitars with this thing

its a Cimar Model 378 (made in Japan) if anyone wants to go out and buy one

this is good, i am looking at it as a long exercise, the guitar sounds so bad that i am not gonna play any solos or try to record or anything.

just gonna concentrate on litlle things with it, technique, exercises etc

I AM SOOO EXCITEDDDDDDDDD ! good guitars are for losers ........

Could very well be a simple case of uneven fret heights, perhaps the neck is warped? The typical labor costs to do a proper level and polish would likely exceed the value of the guitar. If I were in that situation I'd tell the student that his guitar would make for a great canoe paddle, and buy or rent something better.

Unless, you're hell-bent on fixing the blasted thing for free if necessary, just to show it who the boss is. I get that way sometimes with cars.
